The Adelaide Riverbank is set to become the vibrant heart of the Adelaide CBD. In conjunction with work on Adelaide Festival Plaza, the Adelaide Railway Station is set to transform into a unique standalone destination that excites and connects people.
A mix of food, conveniences and unique retail offerings is desired to develop a sense of community and build the destination as a gateway to the Adelaide Riverbank.
A retail strategy will be developed based on your feedback of how you would like to see the transformation of the Adelaide Railway Station.

This Registration of Interest process represents a unique opportunity for new businesses to test their ideas, or for existing businesses to trial an expansion in a busy new location.
Located in the heart of the Adelaide Riverbank, the Adelaide Railway Station is one of the CBD’s busiest destinations, attracting a steady mix of commuters, city workers, tourists and event-goers. It is surrounded by exciting development projects, which are transforming the Adelaide Riverbank and cementing its position as South Australia’s premier destination.
On behalf of the state government, Renewal SA will oversee and manage the revitalisation of the Adelaide Railway Station, including the restoration of heritage façades and features, the upgrade of commercial tenancies and the negotiation of future leasing opportunities. Our key objectives are to:
provide a viable and compelling retail/service mix for commuters, CBD workers and visitors to the Adelaide Riverbank
enhance the unique heritage setting of the Adelaide Railway Station and provide an attractive visitor experience.
The Adelaide Railway Station has been an active passenger railway terminal for the last 90 years. Last year nearly 12 million paying patrons boarded or disembarked trains there, which equates to around 230,000 people using the station every week.
The station is situated on the primary thoroughfare from the city centre to the heart of the Adelaide Riverbank. Its northern doors will reopen at the end of 2018 and once again provide permanent direct access to the Adelaide Oval, Adelaide Festival Centre, Elder Park and the growing number of restaurants and bars along the Torrens.
Renewal SA is looking for operators who can leverage the great potential of the Adelaide Railway Station to run a successful business, and in doing so, add to the utility and vibrancy of this critical public space.
We want to revitalise the overall commercial offering in the station through a combination of tenancy upgrades plus the establishment of new quality retail and service offerings. By taking a staged approach to upgrading its tenancies there will be opportunities for both short- and long-term leasing arrangements as well as pop-up opportunities.
A limited selection of tenancies will become available in October 2018 meaning new tenants could potentially begin fit-out as early as November. Spaces available include a 60 m2 tenancy on the station concourse and a 78 m2 tenancy on the railway ramp, which has the potential to be split into up to 4 smaller tenancies.
